1. Who We Are

DNA Residential provides Energy Performance Certificate (EPC) services using fully accredited and government‑approved EPC Assessors.

When you place an order with DNA Residential, we are responsible for arranging and delivering the EPC service in accordance with these Terms.

2. Definitions

  • We / Us / Our – DNA Residential.
  • You / Client – The individual or organisation ordering the EPC.
  • EPC Assessor – A government‑approved, accredited energy assessor employed by DNA Residential.
  • Property – A building that legally requires an EPC.
  • Inspection – The on‑site energy assessment.
  • EPC – The Energy Performance Certificate issued under UK law.
  • Fee – The price agreed at the time of booking, inclusive or exclusive of VAT as stated.
    • Terrace House, Flats & Maisonet’s: £80
    • Semi Detached House: £100
    • Detached House: £120

3. Forming the Agreement

  • By placing an order, you agree to these Terms.
  • The agreement starts when your order is accepted or the service begins.
  • These Terms apply to all EPC services provided by DNA Residential unless otherwise agreed in writing.
  • EPC information may be shared where legally required or to support energy‑efficiency recommendations.

4. Cancellations & Rescheduling

  • You may reschedule free of charge up to 24 hours before the appointment.
  • Cancellations or changes within 24 hours incur a £25 cancellation fee (deposit retained)
  • If access is unavailable or the inspection cannot proceed this will incur a £25 cancellation fee (deposit retained)
  • If an assessor cancels, the assessment will be rescheduled

5. Payment

  • 25% – Booking

Payment required to secure booking 

  • 75% – Balance

Payment required following assessment – prior to lodgment of EPC

6. Access & Inspection Requirements

  • You must provide safe access to all areas required for the EPC, including the loft (where applicable).
  • Appointment times may extend up to one hour beyond the agreed time due to unavoidable delays.
  • If property is occupied a responsible person aged 16 or over must be present.
  • Inspections will be terminated if access is unsafe or behaviour is abusive. Fees will be retained.
  • The assessor may take photographs, measurements, and notes as required by law.
  • A duration of at least 2 hours should be allowed for the assessment.

7. What the EPC Does (and Does Not) Cover

  • The EPC is not a structural survey, valuation, or safety inspection.
  • No testing of gas, electrical, drainage, appliances, or hazardous materials is undertaken.
  • The assessor will not comment on areas that cannot be safely accessed.

8. EPC Delivery

  • The Assessor will require time following the assessment to complete the data input and generate the EPC.
  • Your EPC will be issued once the inspection is complete and full payment received.
  • Timescales are estimates only; DNA aim to lodge EPCV’s within 24 hours of the assessment
  • EPCs include an energy rating and improvement recommendations only.

9. Liability

  • We do not exclude or limit liability where this would be unlawful.
  • We are not liable for indirect or consequential losses, including loss of profit or business.
  • We are not responsible for delays or failures caused by events beyond our control.
  • Website use is at your own risk.

10. Indemnity

You agree to indemnify us against losses arising from: – Breach of these Terms, incorrect information you provide and claims caused by your actions or omissions.

DNA carry Professional Indemnity (PI) and Public Liability (PL) Insurance for the production of energy certificates and relevant reports (cover up to £5m). The insurance is provided through Elmhurst Energy.

11. Intellectual Property

All website content, branding, and materials remain the property of DNA Residential or its licensors.

12. Complaints

If you are unhappy with the service, please submit a complaint via the website or through the Accreditation scheme, Elmhurst Energy contact form. We aim to respond within 5 working days.

13. Privacy & Data Protection

Personal data is processed in accordance with UK GDPR and the Data Protection Act 2018 and is used only for service delivery, legal compliance, and service improvement.

14. General

  • These Terms may be updated by publishing revisions on the website.
  • You may not transfer this agreement without written consent.
  • The Law of England & Wales applies
